Welcome to Mandalay Bay

A peaceful waterfront enclave with resort amenities

Ventura County is said to be home to some of California’s best beaches, and Mandalay Bay real estate proves that theory. Considered Ventura’s best-kept secret, Mandalay Bay is a stunning residential waterfront development in Oxnard. Developed in the 1970s, this residential boat dock community within the Channel Islands Harbor consists of approximately 700 homes.

Only an hour from Los Angeles, this quiet, resort-style spot has been called the ‘un-Malibu’ and for a good reason. This private waterfront community has boat docks, gorgeous homes, and a secluded feel with none of the traffic or tourism of that other iconic beach town.

What to Love

  • Nautically-minded community
  • Private boat docks for the avid yachter
  • Gorgeous waterfront homes

Local Lifestyle

Life in this boating community revolves around waterfront activities, and while amenities like private boat docks may seem opulent, it’s just another day in paradise for Mandalay Bay residents. You’ll often see white boats dotting the deep blue water, creating a scene worthy of Instagram or watercolor by John Singer Sargent. Residents here tend to be active and healthy, and they take advantage of the nearby bike paths, fishing opportunities, surfing, and strolls along the beautiful sandy beaches.

Dining, Entertainment, and Shopping

Life in an oceanfront town means plenty of fresh, wild-caught seafood, and Mandalay Bay offers a solid selection of refined options. Dive into a classic sushi menu at Anaba Sushi, a spacious bistro offering fresh sushi, an extensive list of signature rolls, and other Japanese specialties.

The Coastal Grill, located inside the Embassy Suites Mandalay Beach Hotel, offers a casual dining experience set against a dramatic beachside backdrop. Enjoy delicious American fare and locally-brewed craft beers or wine by the bottle. The innovative cuisine features fresh fish caught from the local waters.

Things to Do

Set inside the Channel Islands Harbor, Mandalay Bay is home to an impressive lineup of annual events, festivals, and activities. Within the harbor, residents enjoy taking their boats out, jet skiing, settling in to watch a stunning sunset, or even catching a glimpse of a whale. The Channel Islands Certified Farmers’ Market provides fresh produce, gourmet goodies, fresh flowers, and live music every Sunday. This local favorite even offers gardening supplies for those green thumbs out there.

Annual events in this family-oriented area include the beloved 4th of July Family Parade, which includes a 5k/10k race, a children’s parade, an electric boat show, and, of course, a spectacular fireworks display. The festive Parade of Lights ushers in the holiday season, with boats putting on their best twinkle lights and lighting up the harbor. Say hi to Santa at the beach during the Santa to the Sea race, a community fundraising event that provides not only toys to underprivileged children but also scholarships to local high school students.

Summers in Mandalay Bay are made for music, and there is plenty of it. Catch the Summer Concerts series at the Channel Islands Harbor, or pack a picnic and your best blanket for the Heritage Square Concert Series.
